2018-0034 Westgate Village Shoring - Beck.pdfBeck & Associates, PLLC Structural Engineering & Code Consulting January 16, 2018 Leif Bjorback Building Official City of Edmonds 121 5t' Avenue North Edmonds, WA 98020-3145 Subject: Westgate Village (Shoring) Permit: BLD18-0034 Per your request, Beck & Associates has completed a structural review of the drawings and calculations for conformance with the 2015 International Building Code (IBC), as adopted and amended by the State of Washington and the City of Edmonds. Our review of the plans and calculations indicates that corrections are necessary prior to permit issuance. The applicant should address the following comments in itemized letter format in addition to making corrections & revisions to the drawings. Corrections and revisions to the drawing should be clouded so that they are clearly identifiable. General General 1) The Shoring Plans need to clearly distinguish between those elements that are considered temporary and those that are considered permanent. Our understanding is that the new shoring system will be permanent while the existing, modified shoring system will be temporary. 2) Reference Piles N1 through N3. PanGEO needs to provide recommendations for the design of these elements. No recommendations were provided in the written documentation provided. Drawing Sheets SH2.0 3) Reference Piles P17 & P18. PanGEO recommends that piles P17 & P18 be designed for 38 pcf (600 pcf passive over 2 pile diameters, below El. 306). However, the shoring designer, Ground Support, has provided design considering active pressures of 30 pcf + 7H (seismic). Either the design needs to be updated by Ground Support per PanGEO recommendations, or PanGeo is required to revise their recommendations, consistent with Ground Support's design. Provide coordination. 4) Reference Piles P4 through P16. It is unclear if the PanGEO's recommendations were based on these shoring elements being permanent or temporary. We understand that these shoring elements are intended to be permanent. PanGEO needs to confirm the adequacy of the provided recommendations for permanent conditions or provide updated recommendations. Ground Support will need to revise the design of these elements if the geotechnical recommendations differ from the geotechnical values utilized for design. SH2.1 6) Reference Piles W31 through W34. PanGEO needs to provide recommendations for the design of these elements. No recommendations were provided in the written documentation provided. SH4.1 7) Reference 1/SH4.1. The Wall Pressure Diagram will need to be updated if PanGEO's recommendations are revised and redesign of any of the shoring elements is required. SH5.3 8) Reference A&B/SH5.3.
