Project Address: 615 Walnut St
Scope: Change of use, Alteration of existing detached garage to an art studio.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, includint! a
written response in itemized letter format indicatin2 where the 'clouded' or otherwise
hii!hli2hted chani!es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
This building plan review cannot be completed until we receive the following items:

It appears that a lateral design for wind and seismic has not been included with this
submittal. It is also noted that the use of HD3B's in multiple locations but the anchorage
details in accordance with the manufactures requirements were not noted on the plans.
Please submit either a prescriptive design in accordance with the 2015 IRC or submit a
design by an Engineer certified by the state of Washington. Furthermore; if the HD3B's
are still required, add the installation details to the plans.
2. A Gas Kiln is noted on the plans. If this appliance is intended to be installed under this
permit, the appliance location, and gas piping details will need to be added to plans as
well as the permit application. If this appliance is intended to be installed on a separate
permit, please remove the note from the plans. Please clarify and add to the plans and
permit application if necessary.

3. The plans show the installation of new windows. Please add the U value of the new
windows to the plans.
4. With the proposed structure being " un heated" the plumbing system will be required to
be protected from freezing in accordance with UPC 312.6 Please add notes to the plans.
5. With an addition of foundation footings and walls that intersect or attach to existing
elements. Details of how the new walls and footings will be joined to the existing do not
appear to have been included. . Please add the details to the plans.
6. Detail A indicates a "Typ Wall". Reinforcement of the foundation footing and wall do
not appear to have been identified and are required per IRC 401.1.3. Please add
foundation reinforcement elements as described in IRC 401.1.3 to the plans.
