During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicatinz where the 'clouded' or otherwise highlij!hted chani!es can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. This building plan review cannot be completed until we receive the following items: Page 2: It is not clear how the lateral design for the structure was achieved. Is this building designed prescriptively with section 602. 10 of the 2015 International Residential Code or has this been designed by a Washington state licensed Engineer? If this structure has been designed by and engineer please submit plans that have been stamped by the EOR and include calculations. If this structure has been designed prescriptively, please reference what methods were used in the design on the plans. Page 3: 2. The plans note 2012 code references, this plan will need to comply with the 2015 code cycle. Please update the references to reflect the correct code cycle. 3. The plans identify 2x6 DF#2 studs spaced 16" OC for the walls but the foundation walls do not appear to be identified. Please label the stud size, spacing and type of material of the foundation walls on the plans. 4. Underfloor ventilation is required per IRC R408.1. Please add the required number of vents to the plans. 5. R404.2.4 requires the foundation walls not to be backfilled until the first floor has been constructed. Please add this information to the plans. 6. Figure R403.1 (3) indicates a minimum of 8" of clearance between the top plate of the foundation wall and the surrounding dirt grade. The Finish grade slope must also be at a minimum of 1/2" per foot for the first six feet surrounding the structure. Please add these notes to the plans. 7. R 403.1 (3) requires flashing to be installed at the top of the foundation wall plywood to prevent water intrusion. Please add this detail to the plans.
