RE: Plan Check: BLD2018-0323
Project: Abra Auto Spray Booth Replacement
ProjectAddress: 2351OHighway99
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can be found
on the plans, and submit revised plans/documents to a permit coordinator in the Development Services
Department.
General
1. Provide information regarding the spray product to be used as part of the spray coating
process. It should include the 'use' and 'handling' specifics from the product manufacturer
and the quantities to be stored on site, and address any other pertinent information required by
IBC 414.1.3. This information is relevant in order to establish the correct occupancy group of
the space and/or the facility as well as determine other code requirements.
2. Show on the plans the occupancy group(s) of the spray area and the overall facility as per IBC
chapter 3. The response to comment #1 will factor in to the determination of the applicable
occupancy groups.
3. Show on the plans the natural gas pipe sizes and lengths sufficient to review for proper sizing.
Alternatively, indicate on the plans that gas piping will be under a separate permit.
4. indicate on the plans that the spraying equipment is interlocked with the ventilation system as
required by International Mechanical Code 507.2.3. 1. Also lFC 2404.7. 1.
5. On sheets M-1 and M-2, Structural Note 4 states: "Anchorage specifications must be
reviewed by licensed engineer familiar with the slab/foundation the equipment is being
attached to." Please provide proper documentation of this review.
6. The alterations require accessibility upgrades for the building per WAC 51.50 (International
Existing Building Code 410.7). On the plans, either a) clearly show that the interior
accessible route of travel complies with current code, or b) provide upgrades per the
previously referenced section. If you choose to use exception #1 of that section, provide a
letter (reference the code exception), stating the overall project cost, 20% of the project cost,
Page lof2
and list the accessibility upgrades that will be done as part of this permit as well as showing
that the total cost of the upgrades is at least 20%. Show these features on the plans.
For example, the valuation of the project as listed on the permit application is $100,000, 20%
of which is $20,000. The code requires that in addition to your basic construction budget, a
minimum of $20,000 must be spent on accessible upgrades unless the space fully complies
with accessibility requirements of IEBC 410.7. Possible features that could be considered for
upgrades might include accessible toilets and sinks, restroom grab bars, door sizes and
approach space, etc. It appears on your plans that the existing restroorn does not meet current
standards, and would be a likely candidate for upgrading.
Thank you,
