Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, includin2 a written response in itemized letter format indicating where the 'clouded' or otherwise hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. This building plan review cannot be completed until we receive the following items: General: The proposed addition appears to meet the prescriptive requirements of the Washington State Energy Code. Table R406.2 requires an addition of less than 500 square feet to elect an additional .5 credit. Please elect an option from table 406.2 that has a value of .5 credits or more and add to the plans. 2. It is assumed that the proposed lateral bracing is intended to be prescriptive but is not known which method(s) are being proposed. If this project is indeed designed prescriptively you will need to add the code sections in which were used in its design or if this project has been designed by a licensed Washington State Engineer, please provide two sets of stamped plans and calculations. 3. It appears that the ABWP panels located on both the first and second floor walls are ABW's as described in section R602.10.6. 1. If this assumption is correct, the panels do not meet the minimum width requirement. Please clarify and address on the plans. 4. The plans indicate the removal of exterior walls from the original construction but it does not appear that measures assure the lateral stability of the original structure have been provided. 5. The basement plans on page A2, indicate segmented lines where the new DF#1 floor joists will attach. Are the segmented lines load carrying members such as beams?
