AO.1 Existing Van Accessible Parking space in the existing concrete parking lot, which is outside the scope of work of this project, has been dimensioned to show compliance with ICC A117.1-2009 Section 502.2. 2a Specify the minimum required structural member to replace the existing 6x6 wood beam to be removed... A1.1 Please see A2.1 Foundation plan callout which specifies 6x10 beam to replace 6x6. 2b Clarify on plan set 6"CMU shown on architectural and 8" CMU shown on structural. S2.0 Existing CMU callout has been changed to show 6"CMU to match existing condition. 3. Clarify on plan header callouts, which don't seem to correlate with demo plan... A1.2 Sorry for the confusion, header notes were not supposed to be visible on the demo plan. They are shown properly in relation to the proposed work shown on A1.4 Framing Plan. 4a. Floor plan legend interferes with key notes. A1.2 Note/legend conflict has been resolved. 4b. Clarify use of term selectively. Specifically identify wall. A1.2 Walls to be demolished are clearly shown as dashed lines on the demolition plan. Use of the term "selectively" is an architectural phrase which places the responsibility of the exact location, and a clean cut and patch coordinated with the newly proposed work onto the contractor. We could dimension walls or openings to be demolished with +/- notations, but it is simpler and more accurate to have the contractor layout the work as proposed, and cleanly cut back existing work as required to accommodate the new construction and patching, based on their materials and RESUB 55 S. A door types diagram has been added to this sheet to help clarify the difference between type A, B and C door panels. 7a. Egress plan notes — change reference to current IBC section. A1.5 Enlarged Floor plan has been modified to show a 36" wide counter. A clear floor area for parallel approach has been shown dashed on the plan for clarity of design compliance. A1.1 Thank you for pointing this out — there is much misinformation out in the building code forums regarding this topic of waiting areas. After consulting ICC code officials, we agree with you that the waiting area occupant load should be calculated at 15sf per person. We have modified the egress notes to show compliance. The waiting area is smaller now than in the existing condition. 9d. Main Floor Plan Keynotes. Keynote 21 conflict. A1.1 All reference to keynote 21 have been eliminated. 1 Oa. Framing Plans, elements to be demolished shown in red. A1.4 Title has been modified. Apologies for any references to color, contactors are eager to adopt the use of color in pdf's which adds great to legibility. City of Edmonds, like a few other jurisdictions is still using paper, where color cannot be relied upon. We have modified any reference to be line type specific, rather than color specific. 1 Ob.
