Scope: Addition/ Remodel, SFR, VB Construction, Plumbing and Mechanical
included.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatim! where the 'clouded' or otherwise
highlij!hted chani!es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General:
I . Due to the quantity of retro fit anchors, an independent Special Inspection firm will be
required to perform the inspection of all the retro fit anchors and CMU foundation
alterations. For your convenience I have included our form which will be required to fill
out in its entirety and returned prior to permit issuance. Your inspector will review the
procedures at the time of your pre construction meeting.
2. Section R102.7.1 of the 2015 International Residential code requires additions which
exceed 500 square feet to install whole house ventilation in accordance with M 1507.3. If
the current home already has a whole house ventilation system and is sized in
accordance with table M 1507.3.3 (1), please indicate the location and CFM rating on the
plans.

3. The proposed laundry room requires a local exhaust fan with a minimum of 50 CFM.
Please indicate the required fan on the plans.
4. It is unclear if the proposed exercise and bathroom are to be "conditioned space". If the
space is to be "conditioned", please add the heat source, insulation details including the
required R 10 perimeter insulation, weather-stripped doors from both the shop area and
exterior openings. If the space is to remain "unconditioned" please indicate the means of
freeze protection for the plumbing system. In either case the door from the exercise room
to the shop will be required to be a minimum of a 20 minute rating with self -closing
hinges and the wall separating the shop from the exercise and bathroom will be required
to be covered with a minimum of 1/2" GWB on both sides. Please address and indicate on
the plans.
5. It is assumbed that the "WSW 18x8" located on gridline A is for the perpendicular wall
on line 6 but appears to be identifying the short wall right of the 6x6 post on line A.
Please clarify and indicate on the plans. Additionally, will the 6x6 post located on the
exterior wall on line 6 require a hold down device to prevent over turning? Please
clarify.
