Project Address: 702 4' ST S.
Scope: ADU Addition, Remodel to existing residence. Plumbing and Mechanical
included. VB Construction.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatinz where the 'clouded' or otherwise
highlij!hted chani!es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General:
S-2:
The proposed ADU will require an independent water shut off and electrical panel that will
be readily accessible to occupants without special provisions or access from the primary
dwelling. Please indicate the locations on the plans.
1. BM 2 is indicated on the plans as 3 1/2" x 117/8" PSL, the provided calculations indicate a
7"x 18" PSL. Additionally, the beam indicated on the plans is overstressed for the intended
loading conditions. Please clarify the discrepancies and change the plans.
2. The provided calculations and what is indicated on plans for BM4 do not match. Please
clarify and update the provided information.
There are two beams indicated as BM7 on the plans, neither beam matches the provided
calculations. Please clarify and update the provided information.
4. It appears that note 6 on S3 may be applicable to the design and installation of BM6. If this
detail is applicable, please note on the plans.
S-3:
5. The provided "Upper Roof Ventilation" indicates that 0 square inches of ventilation is
required. This does not meet the minimum requirements of R806. 1. Please clarify and
change on the plans.
