Scope: Addition, SFR, VB Construction, Plumbing and Mechanical included.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the 'clouded' or otherwise
hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
During the cursory review the following items were noted.
General:
The proposed plans appear to have incorporated structural designs by H.N. Lehtinen P.E.
Any plans or portions of plans must be stamped by the Washington State licensed
designer. Please have any plan sheets with work designed by the Engineer of Record
stamped by them.
2. The provided calculations and the submitted plans to not appear to correspond. Please
review the provided calculations and add and missing information, such as connectors,
straps, hold downs, and designated shear walls to the plans.
3. With a proposed addition of 168 square feet of "conditioned space", the project must
comply with the prescriptive requirements of the Washington State Energy code plus
select additional credits from table R406.2. This project requires that a minimum .5
credits be selected from the table. Please select the desired credits and indicate on the
plans. Additionally, the slab on grade will need to be insulated with a minimum of R 10
insulation. Please indicate on the plans.
4. It is indicated in the "notes" on page A202, that R21 insulation will be installed in 2x4
exterior wall framing, generally R21 is 5"-5.5" thick and will not fit into a 2x4 wall
cavity. Please clarify and change on the plans.
