Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the 'clouded' or otherwise
hi2hli2hted chan2es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General:
1. With a proposed addition of 1021 square feet of "conditioned space", the project must
comply with the prescriptive requirements of the Washington State Energy code plus
select additional credits from table R406.2. This project requires that a minimum 1.5
credits be selected from the table. Please select the desired credits and indicate on the
plans.
2. The proposed addition is in excess of 500 square feet and is required to have a "whole
house" ventilation system that meets the requirements of the 2015 International
Residential Code section M 1507.3. If there is currently a ventilation for the existing
home which meets the requirements of table M1507.3.3 (1), the existing system can be
utilized. Please indicate the location and CFM rating of the ventilation system on the
plans.
Page 5:
3. The proposed project will be required to install Carbon Monoxide detectors in
accordance with the Washington State Amended version of R315.2.2. and 315.2.3.
Please indicate the location of the detectors on the plans.
4. By the overall size of the proposed moment frame, it is assumed that field welding will
be required. A third party inspector will be required to inspect the welds. For your
convenience, I have included the Special Inspection testing agreement, this agreement
will need to be filled out in its entirety and returned prior to permit issuance.
5. On the plans beam A is indicated as a 4x 10 DF #2, the provided calculations indicate a
4x I ODF #1. When applying the applicable loads to a #2 beam, an overloaded condition
occurs. Please clarify which beam is to be used on the plans.
Please let me know if I can be of any further assistance.
Sincerely,
Eric Carter
