Scope: Remodel/ Addition, SFR, VB Construction, Plumbing and Mechanical
included.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the ‘clouded’ or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
S1.1:
1. It is unclear how the embedment requirements of the HD19 anchor at the northeast
corner of the garage will be meet when utilizing the existing foundation as part of the
required footing. Will the existing foundation be cut back? Please provide details to
guide proper construction in the field.

S1.2:
2. A detail bug of “X/S3.1is indicated along the back garage wall, it does not appear that
detail X was included on the plans. Please clarify and change on the plans.
3. It is unclear how the lateral transfer will be achieved from the 2W4 shear wall at the
North East corner of the garage to the exterior wall of bedroom 2 above. Please clarify
and change on the plans.
4. The grade of the 3 1/8” x 12” GLB located along the north exterior wall of bedroom 2
does not appear to be specified. Is the beam intended as a V4 or V8? Please clarify and
note on the plans.
5. The installation of MST60 straps at 4 locations along the beam mentioned in comment 4
is noted on the plans. As directed by detail L/S3.1 the MST strap is to be field bent and
wrapped around the bottom of the beam. It is my experience that these straps are not to
be field modified and MSTC B3 straps are used when this situation is required. Please
clarify if the MST 60 straps are to be installed per detail L/S3.1.
S1.3:
6. The plans indicate a 2W3 shear wall but do not seem to indicate how the top of the wall
will transfer into the roof system. Please clarify and indicate on the plans.
S4.2:
7. As directed by the Hold down Schedule the HD19 should be installed per detail 7/S3.1.
It does not appear the detail 7/S3.1 has been included. Please clarify and indicate on the
plans.
General:
8. With the amount of epoxy anchors a third party inspection firm will be required, for your
convenience I have included the Special Inspection testing agreement, this form will
need to be filled out and returned prior to permit issuance.
