Itemized below is our response to the building review comments in the June 1, 2018 letter for the above
referenced project. Our response appears in bold.
GFNFRAL
1. Address the attached comments provided by Landau in the technical memorandum dated April 30,
2018. Please note that the last bulleted item in this comment letter (regarding the submittal of
bonds, and copy of contractor's insurance) will not be a requirement of this review; however, these
items will need to be submitted to the City prior to issuance of the permit.
Please refer to the attached comment response letter and geotechnical addendum dated 7/25/18.
2. On sheet 52.2, detail callouts reference 8.9/53.2 and 10/53.2, but these details are not shown on
that sheet. Please revise the plans as needed.
The detail call outs have been updated. Please refer to 52.2.
3. On Sheet 52.3, the extent of Beam 131 and the locations of its correlating support columns do not
appear to match the layout shown on the calculations. Please revise the plans as needed.
Please refer to the attached calculations. Updated calculations have been provided for B1 and
additional basement beams. The framing plan has also been updated to match the calculations.
4. It appears that more information is needed in order to clarify the scope of work of this project.
Please provide plans (or at a minimum, details) sufficient to show code compliance with the
architectural aspects of the following:
a. A large portion of the main floor framing (2x12 joists) looks to be proposed for replacement.
This needs to be clarified, and details added.

The existing joists will remain in place and new joists will be sistered to them. The note has
been updated on S2.3. A small area in the basement will be expanded to match the footprint
of the main floor where the main floor cantilevers beyond the basement. Framing details have
been added. Please refer to S4.1.
b. Provide framing and architectural details for the stairs.
The stairs have been revised to remain in their current location. Please refer to S2.3.
c. Will work within this project impact the main floor wall layout, such as at the new stair opening
or elsewhere? If so, please provide an appropriate floor plan.
The stairs have been revised to remain in their current location. No revisions will be made to
the main floor. Please refer to S2.3.
Provide details for slab edge insulation where needed. Generally, this is required where the top
of the slab is within 2 feet of the exterior grade. Provide visqueen vapor barrier under the slab
as well.
Under slab insulation has been added to the foundation details. Please refer to S3.1.
e. Smoke alarms and carbon monoxide alarms are required per IRC R314 and R315,
Smoke alarms and carbon monoxide alarms have been added to the plans. Please refer to
S2.3.
5. Special inspections will be required for this project for pipe piles and helical anchor installation.
Please complete and return the attached special inspection agreement form at any time prior to
issuance of the permit.
The special inspection form will be submitted at a later date after contractor selection has been
completed.
