Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a permit coordinator in the Development Services Department. General 1. Please clarify the 132 cubic yards of grading (cut and fill) indicated on the permit application form. Where in the project and on the plans does this apply? 2. The alterations require accessibility upgrades for the facility per WAC 51.50 (IEBC 410.7). It appears that the entire interior of the space will comply with accessibility standards. However, it appears that the rear parking area, as well as the route to, and into the building may not comply with current standards. On the plans, either a) clearly show that the interior and exterior accessible route of travel complies with current code, or b) provide upgrades per the previously referenced section. If you choose to use exception #1 of that section, provide a letter (reference the code exception), stating the overall project cost, 20% of the project cost, and list the accessibility upgrades that will be done as part of this permit as well as showing that the total cost of the upgrades is at least 20%. Show these features on the plans. Sheet A0.1 3. Within the Code Summary on this sheet, under International Existing Building Code, it is stated the project will meet both the prescriptive compliance method and the level 3 alteration compliance method. IEBC 301.1.1 requires compliance with one of the methods listed in that section, but not in combination with each other. Please clarify on the plans which method has been selected for compliance. Also, verify that the design for the project, as presented within the plan set, complies with the method selected. Sheet A4.1 4. The parapets on the east and west walls must extend 30 inches above the roof due to fire separation distance (to the property line.) Please modify the plans accordingly. IBC 705.11 Sheet A7.1 5. Please provide gravity calculations for the new W12x50 wide flange beam. It is not clear by this review that gravity calculations are included in the seismic portion of the calcs. If so, please provide clarification. 7. Provide calculations for the size of the 3’x3’ footings. When using the stated soil bearing capacity of 1500 psf, it appears they may be undersized. 8. Special inspections have been identified for the project. Please fill out and return the attached special inspection agreement form, which may be done at any time prior to issuance of the permit.
