Scope: Remodel, SFR, VB Construction, Plumbing and Mechanical included. Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. A4: 1. It appears that a 2x4 wall is intended to separate the exercise and lower floor bath, with the exercise room directly communicating with the garage, which is “unconditioned” space. To meet the prescriptive requirements of the WSEC, R21 insulation is required and does not fit into a 2x4 wall. Please clarify and change on the plans. 2. The man door at the garage is labeled as “20 minute fire door”. This door will also require a self-closing device to the plans. Please add the note to the plans. As indicated on page A5, detail 3/S1.1 is the intended construction for the piers supporting the steel columns. The supplied structural calculations do not appear to match the plans. The provided calcs appear to indicate a 20” x 20” base plate and the plans show a 16”x 1’4”. Please clarify and address on the plans. 4. Detail 4/S1.1 indicates an installation of 5/8” x 18” A.B. Please clarify which type of A.B. is to be used on the plans. General: 5. For clarification, will the welding take place on-site or be fabricated off –site? If the welding is to take place on-site a Special Inspection Testing Agreement will need to filled out and returned prior to permit issuance. Please clarify.
