Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. General: The proposed plans appear to have incorporated work designed by Gregory Coons P.E. WAC 196-23-020 requires any professionally licensed party who has performed work or designs incorporated into the submitted construction documents, must stamp the pages of the plans in which the work is indicated. Please have the EOR stamp any pages or portions of the plan in which their work is used. A1: 1. The proposed project is required to meet the minimum prescriptive requirements of the Washington State Energy code as indicated on page A1 of the submitted plan. The new space must also elect additional energy credits from table R406.2. With a proposed space of 370 square feet, you will need to select .5 applicable credits from the table and indicate on the plans. The anchor that will be embedded in the foundation does not appear to be specified. Please identify which specific anchor is to be used on the plans. A3: 3. It appears that a local exhaust fan will be installed in the proposed bathroom but the CFM rating does not appear to be noted.
