Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. General: 1. The proposed project is required to meet the minimum prescriptive requirements of the Washington State Energy code as indicated on page 3 of the submitted plans. The new space must also elect additional energy credits from table R406.2. With a proposed space of 120 square feet, you will need to select .5 applicable credits from the table and indicate on the plans. The credit only effect the new square footage. 2. The proposed plans do not appear to indicate the U value of the windows, Please indicate on the plans. City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 Page 2 of 3 3. The proposed plans do not appear to meet the prescriptive lateral requirements of section R602.10 of the 2015 International Residential Code. Please submit two sets of stamped calculations and drawings from a Washington State licensed Engineer. The design shall include how the removal of the exterior wall will affect the lateral and gravity loading of the existing structure. 4. Carbon Monoxide detectors are required on each level of the home and outside every sleeping area. Please indicate on the plans. 5. Interconnected smoke alarms are required to be installed as part of the project. The alarms are to be located inside every sleeping room or area, outside each sleeping area and a minimum of one alarm on each level of the home. Please indicate the smoke alarms on the plans. 6. Lateral tension ties are required to be installed on the new deck, please indicate on the plans. Additional comments may be generated upon the second review.
