Scope: ALTERATION SFR, VB Construction, Plumbing and Mechanical included.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the ‘clouded’ or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
A3:
1. Detail bugs 5/A3 and 6/A3 have been indicated on the revised basement plan, it does not
appear that these details have been included with the submittal. Please clarify.
2. The included footing schedule appears to indicate that the new footings are to be 10” in
depth. Section R403.1.3.4 requires, interior bearing and braced wall footings in seismic
category D to have a minimum footing depth of 12” below the top of the concrete slab.
Please update the table to reflect the minimum depth as required by R403.1.3.4.

4. Detail 6 appears to indicate a footing depth of 10”. Section R403.1.3.4 requires, interior
bearing and braced wall footings in seismic category D to have a minimum footing depth
of 12” below the top of the concrete slab. Please update the table to reflect the minimum
depth as required by R403.1.3.4.
Structural Calculations:
5. Page two and 4 of the provided structural calculations indicates that the flat roof and
sloped roof snow loads are calculated at 21PSF. The design criteria used by the City of
Edmonds requires a minimum of 25PSF (non-reducible). Please update the effected
calculations and any structural elements.
