Scope: NEW SFR, VB construction, Plumbing and Mechanical included.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the ‘clouded’ or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
This building plan review cannot be completed until we receive the following items:
Structural Sheets:
6. This review has found significant structural information missing from the plans and we
are unable to perform a complete review at this time. For example, the following
concerns must be addressed.
c. Cross Section 1/A7, Detail 2/S2 and Lower Floor Lateral Design in the Structural
Calculations show detailed construction for a braced concrete foundation wall
running North-South through the middle of the Crawl Space that is not shown on the
Foundation Plan on Sheet S3. The response to the earlier plan review comment
states: “The retaining wall in question has been added to the plans.” The wall
in question appears as a tall curb on 1/A7 that runs north/south and divides the Crawl
Space in the into two heights (6’-8” and 5’-3”) from top of grade to the bottom of the
floor above.
d. Sheet A7 shows the calculation requiring 6 foundation vents. Sheet S3 shows a
single foundation vent and the total number of required crawl space vents left blank.
The response to the earlier plan review comment states: “By others.” On Sheet S3

at the foundation vent note, indicate to see A7 for the total number of required vents,
placed to provide cross ventilation, per IRC R408.1.
j. Show all beam sizes (example Beam 3 at entry), walls and isolated column footings.
The response to the earlier plan review comments states: “Added note to each
framing plan.” Most beam sizes were added to the framing plans. Please indicate
beam sizes for the following beams:
- On Sheet S4 - beam 18.
- On Sheet S5 - beams 6, 12, 17.
- On Sheet S6 - beam 3.
Additional plan review comments regarding resubmitted construction documents:
1. Please coordinate and resolve the differences between structural calculations, the floor plans,
and the exterior elevations. Overall width of exterior elevations do not match that of the
floor plan. Narrow shear walls, with minimum widths called out on the reduced drawings in
the structural calculations are shown even narrower on the floor plans. Projecting stair on
Left Elevation in structural calculations is shown flush on the floor plans.
2. Due to the 45 to 65 percent magnitude of slope, please provide a detailed design for the site
retaining walls, stamped and sealed by the design professional.
Please be aware that once the above corrections are made, subsequent city review may identify
further corrections. Please let me know if I can be of any additional assistance.
