Scope: Enclosure Existing Carport Structure - VB construction
Please be advised that the building plans for the above referenced project have been approved for
the purposes of obtaining a building permit. During a review of the plans by the Building Division
for compliance with the applicable building codes, it was found that the following information,
clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or
Fire, may result in additional comments that require attention beyond the scope of this letter.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the ‘clouded’ or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
This building plan review cannot be completed until we receive the following items:
Proposed Floor Plan:
1. Concrete stem walls required in this review shall extend a minimum of 6” above the
above the adjacent grade per R404.1.6.
2. Portal Frame with Hold-Downs – On the plans, in order to successfully resist
North/South wind loads from the new garage walls, indicate and provide a 16” long
portal frame with hold-downs per Figure R602.10.6.2 of the 2015 International
Residential Code (IRC) on either side of the garage door opening to. Note this will leave
a 16’-0” wide opening for the garage door.
3. Braced Walls – On the plan, in order to successfully resist East/West wind loads from
the new garage walls, indicate that the base of the new North/South garage walls are
secured through a pressure treated wood sill plate with ½ inch diameter anchor bolts at a
minimum of 6 feet on center and located within 12 inches of the ends of each plate to
new concrete curbs; anchor bolts shall be embedded 7”minimum into concrete per IRC
R403.1.6.
