Project: Bolin Deck replacement

During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can be found
on the plans, and submit revised plans/documents to a permit coordinator in the Development Services
Department.
Comments from the first City review are as follows, however, the deck framing plan received on February 1 in
response to the comments was missing necessary information and several framing members have been found
to be deficient in structural strength. It appears that the plan does not contain the additional information that
was discussed during our latest conversation at the permit counter. Please see new comments below.
November 2, 2018 comments: In looking at your submittal documents for deck permit application BLD2018-
1348 I notice that no framing plan or construction details were included, as would normally be required. I do
recall that during one of our permit counter conversations we had discussed the possibility of using the
residential decks tip sheet published by MyBuildingPermit.com in lieu of standard plans. Is that still your
intent? If so, I can print out a copy to attach to your permit packet and complete my review of the deck
application. Please understand that the tip sheet is based on the prescriptive provisions of the residential
building code and tends to be quite conservative, but it can be used as a basic guide to code compliance. It is
up to you whether you want to apply it to your project or not. Please advise as to how you wish to proceed.
New comments
1. After cursory review of the deck framing plans it has been determined that the upper deck does not
meet the prescriptive code reqirements in order to be evaluated simply by the MyBuildingPermit.com
tip sheet as we had previously considered. Updated framing plans will be required. It is recommended
that a licensed engineer be retained to evaluate the existing deck structure and provide a design that
will meet code requirements.
2. Please add the following information on the framing plan.
a. Show the posts and footings under the “4x6 support beam running 23’6”. It appears this beam
may be overspanned.
b. The photos appear to depict a 4x4 horizontal beam at the north and west edges of the deck.
Show this on the plan. Also, rough calculations show this 4x4 member appears to have a
maximum span of approximately 5 feet. Show the posts and footings supporting this member.
All posts should be shown in alignment under their respective member supported.

c. It is unclear how much load the 4x12 beams are supporting. A conservative calculation
suggests they are overspanned, but we are unable to determine this for sure without additional
information on the existing structure.
d. The 6” circular cedar posts indicated of the framing plan appear by the photos to occur above
the deck and provide support to the roof. The photos indicate that at least the easternmost post
(under the 4x12) is a 4x4. Please make this correction on the plan.
e. What is the spacing of the 2x10 joists? (16” o.c., 24”o.c., etc.)
f. Please draw in the full extent of the 2x10 joists that extend to the north edge of the deck. For
those existing joists that have been trimmed back because of rot, indicate how they have been
“sistered” or otherwise repaired. Be advised that if these existing joists are not pressure
treated, the addition of a “sister” alongside may increase the likelihood of premature failure
due to rot
g. Provide a ledger detail for the portion of the deck attached to the west end of the house.
Include ledger size, and size, type and spacing of fasteners.
h. Clarify the note stating “2x6 support beam.” The arrow seems to point to the 4x6 beam.
