Scope: New Deck.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the ‘clouded’ or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General:
1. The proposed plans do not appear to include details of how the lateral load connection(s)
will be achieved in accordance with 2015 IRC R507.2.4. You are required to install
either 2 connectors at a 1500# rating or 4 with a 750# rating. Please indicate the method
you intend to install on the plans.
2. The proposed plans do not appear to include details of how the ledger will be attached
to the home in accordance with 2015 IRC R507.2.1. Please indicate on the plans the type
of fastener, spacing and flashing detail to prevent water intrusion on the plans.
3. The beam supporting the deck joists is overstressed for the proposed loads of table
R301.5. Please take into consideration a minimum of 10PSF of “dead load” and 60PSF
of “live load” plus the required wet service factors when calculating your framing
members. You will either need to upsize the beam or decrease the span.

4. The proposed site plan and permit application indicate that stairs will be part of this
project. Plan details do not appear to have been included with the submittal. Please
indicate on the proposed plans, the rise and run of the stairs, guardrail, and handrail
details.
5. The submitted site plan indicates that the deck will extend from the house 10’, the
construction drawings indicate 12’. Please clarify which dimension is intended on the
plans.
