During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. This building plan review cannot be completed until we receive the following items: Sheet A2: 1. New Footing – Size and reinforcing is called out for new footing at east side of the opening between Existing Living Room and New Dining Room. Please clarify the bearing on the opposite end of beam. 2. Smoke and Carbon Monoxide Alarms – Show smoke alarm and carbon monoxide alarms throughout the residence due to the remodel. a. All locations shall be hardwired or otherwise connected so an alarm sounding on any device will cause all other alarms in the house to sound per International Residential Code (IRC) R314.4. b. Show one carbon monoxide alarm in the immediate vicinity of the bedrooms per IRC R315.6. c. Show a smoke alarm in each sleeping room, and outside each separate sleeping in the immediate vicinity of the bedrooms per IRC R314.3. The clear space in front of new toilet shall not less than 24” per Uniform Plumbing Code (UPC) 402.5. b. Access to the shower compartment shall not be less than 22” clear. c. If the shower has an enclosure with a door, that door shall swing out. Sheet A3: 4. Deck Joist – 2 x 8 deck joists with overhang shown inadequate for 9’-4” span with overhang with 60 PSF live load and 70 PSF live + dead loads per IRC Tables R301.5 and R301.7 and R507.5. 5. Smoke and Carbon Monoxide Alarms – Show smoke alarm and carbon monoxide alarms throughout the residence due to the remodel. a. Room Elevation Name – South Wall Elevation is labeled as Living Room. Could this be the elevation of the Family Room?
