During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. General: 1. The 2015 WSEC requires an energy credit for the change of occupancy or use, section R505. Please correct and provide the energy credit chosen for this project on the plans. 2. It appears that there is no heating for the new proposed bedroom suite as required in section R303.10 of the 2015 IRC. Provide how the new proposed bedroom suite is to meet this requirement on the plans. 3. It appears that the new proposed bedroom suite with the kitchen/bedroom/bathroom/washer/ dryer/cook top meets the definition of a dwelling unit of chapter 2 of the 2015 IRC. I just wanted to bring this to your attention and provide additional information (see #4) if you choose to have this as an Additional Dwelling Unit (ADU), contact the Planning Department for clarification as to the requirements that may be needed for the ADU or other requirements that may be needed if you choose not to have an ADU. . 4. The primary residence and the proposed ADU must act as independent dwellings. Please indicate on the plans where the electrical panel, water shut off, and heating appliances will be located for each dwelling. These locations must be readily accessible to t he dwelling they service without having to access through the adjacent dwelling. Please indicate on the plans where the water shut off(s) and electrical panel(s) will be located for the primary residence and ADU.
