2018-1378 Campa Deck.pdf DATE: November 2, 2018 TO: Jon Campa FROM: Eric Evensen, Plans Examiner RE: Plan Check: BLD2018-1378 Project Address: 7534 243rd Pl SW Scope: New Deck - VB construction Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. This building plan review cannot be completed until we receive the following items: 1. Rim Joist Attachment – Guardrail manufacturer requires blocking at post base connection per Fortress Fe26 Post Mounting Application, however there is no manufacturer or International Residential Code (IRC) requirement for tension ties at the rim joist. If desired, these tension these may be added. 2. Deck Post – Clarify on the plans the difference between the deck side view where the post width matches the width of the deck beam, and the written widths of the post and the written widths of the post and the deck beam on the materials list. 3. Provide height of deck above grade on the drawings. Note that the minimum standard post size for decks up to 8’-0” high is 4”x4” per IRC Table R507.8. 4. Deck Beam – A span of approximately 14’ is shown on the Framing Plan. Beam sizes over 8 feet or built up beams as shown require analysis by a registered engineer. Composite Decking – Add a reference to composite decking to the Materials list. On the Proposed Deck Section clarify that the connection of Composite Decking is to follow manufacturer’s instructions.
