Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. This building plan review cannot be completed until we receive the following item: Driveway plans: During the review of the information provided March 12th 2019, which included a Geotechnical Plan Review Letter prepared by NGA. Page two of the letter states that portions of the driveway will be supported by Ultra block walls from 8-10’ in height. The report specifically states, “Walls greater than four feet in height should be numerically analyzed for stability”. Please provide two sets of plans and calculations that identify where the proposed walls exceeding four feet in height will be located and how the wall will be constructed. The provided plans must prepared and sealed by a Washington State licensed Geotechnical Engineer. The submitted materials, dated May 10th 2019 include a design for retaining walls up to 7.5 feet in height but the accompanied Geotechnical report prepared by NGA has not been updated to reflect new wall designs. Please provide updated geotech reports to reflect new wall design criteria. General: 1. RECONCILED Please provide the geotechnical report prepared by South Fork Geosciences, project 1307, dated January 29th 2014 as indicated in note 6 of the foundation notes on page A3. A4: 2. RECONCILED It appears that the window adjacent to the entry door is within a “hazardous location” and will need to be “safety glazed”. Please indicate on the plans. 3. RECONCILED The note for the cooktop indicates that it is to be vented to outside but does not appear to indicate the minimum CFM. Please indicate the CFM on the plans. D1: 4. RECONCILED The lower floor foundation indicates that “retaining walls” will be part of the construction. Details 5 and 6 on page describe the construction of the walls, but it does not appear that calculations to confirm the design were provided as part of the submittal. Please provide documentation on the retaining wall design in accordance with the geotechnical report mentioned in item one of the correction letter.
