Scope: Addition to SFR, VB construction, Plumbing and Mechanical included.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the ‘clouded’ or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
This building plan review cannot be completed until we receive the following item:
General:
1. Please provide structural calculations for both gravity and lateral to support the designs
provided on the structural pages stamped by Engineer of Record, Ercin Sahin.
A1.0:
2. It is indicated on the plans that WSEC energy credit 1A has been selected as part of the
required additional energy credits. The description of 1A is not complete. If this credit is
still intended to be utilized, please update the description as shown in table R406.2 of the
Washington State Energy Code.

A2.1:
3. It appears that the window within the shower enclosure between bedroom 3 and 4 is
located within “hazardous location” and will need to be “safety glazed”. Please indicate
on the plans.
4. Bedrooms 3 and 4 appear to show windows on the plans but do not indicate if they are
compliant with IRC R310.2.1 and R310.2.2. Please indicate the size and operational
style of the proposed windows on the plans.
5. Energy credit 1A has been elected on page A1.0 as part of the submittal, credit 1A
requires R10 insulation around the perimeter and under the entire slab of the addition.
Please indicate the required foam and vapor barrier on the plans.
6. It is noted that the “whole house fan” is to be 320 CFM but does not mention the
maximum sone rating in accordance with M1507.3.4.2. Whole house fans within 4’ of
the interior grille must not exceed 1 sone. Please verify that the fan selected will comply
and note on the plans.
7. Sheet A2.1 and S 1.0 the floor plans and locations of equipment appear to be different,
please clarify and reconcile the plan sheets.
S5.0:
8. Note 9 on page S 5.0 indicates a Simpson SSTB anchor bolt is required. The diameter of
the SSTB is specified but the minimum length is not. Please indicate the minimum
length of the SSTB for each style of hold down on the plans.
