Scope: New Back Deck - VB construction
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the ‘clouded’ or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
This building plan review cannot be completed until we receive the following items:
General:
1. At intake, it was understood that you were submitting drawings that would cover work
throughout the house for this and several future permit applications. Please highlight or
otherwise indicate scope of work covered by this permit submittal on:
- A1.1 Foundation Plan
- A2.1 Lower Floor Plan
- A2.2 Main Floor Plan
- A3.2 Elevations
- A4.1 Building Sections
2. Professional stamp.
- Architect to sign plans.
- Engineer to sign plans.
On sheet A2.1 of the plans:

3. Identify stairs shown in black lines on plan-west from Storage that are not on any other
sheet.
On sheet A2.2 of the plans:
4. Clarify on the drawings the material used for decking.
5. Indicate the artificial light source located at the top landing of the deck stair per IRC 303.8.
Note that primary power shall come from the building wiring.
On sheet A6.1 of the plans:
6. Indicate pressure-treated lumber at all deck framing.
On sheet S2.4 of the plans:
7. On detail 5, please identify framing members in exterior wall framing at deck connection.
- Is this detail meant to describe the typical deck to band joist connection as well as the
deck attachment for lateral loads? If so, please call out to stagger the placement of lag
screws and bolts in ledgers in accordance with IRC 507.2 and Figure R507.2.1(1).
- Show on the detail that the DT1Z’s shall be evenly spaced with one within 24 inches of
each end of the band joist.
- As per Simpson, DTT1Z applied to a hem-fire #2 deck joist requires (6) SD #9 x 1-1/2”
screws or (8) 10d x 1-1/2” nails into the deck joist and (1) fully thread 3/8” diameter lag
screw predrilled with minimum 3” penetration to center of top plate, studs, or header to
achieve the required 750# allowable tension load. Show and call out the fasteners on the
detail.
Structural calculations:
8. Please provide stamped and signed structural calculation for deck beam with spans greater
than 8 feet.
Please be aware that once the above corrections are made, subsequent city review may identify
further corrections. Please let me know if I can be of any additional assistance.
