During review of the plans for the above noted project, it was found that a complete building code review
cannot be done without more complete submittal documents. Please provide the following information as
found on the City of Edmonds Tenant Improvement handout, and submit revised plans/documents to a permit
coordinator in the Development Services Department.
Note that new comments are stated in italics below. The project appears to be a change of occupancy for the
tenant space, and you will need to provide accurate scaled drawings as per the previous request.
1. Provide working drawings/floor plans, scaled ¼”= 1’, with the following:
a. Provide a brief description of the business that is proposed to occupy the tenant space as well
the previous use of the space. Clarify what activities will occur within the space. Completed.
b. Specify building type of construction. (e.g. Type VA, VB, IIIB, etc.) I will note this on the
plans according to existing City records.
c. Specify occupancy within the tenant space, the current occupancies in adjacent tenant spaces
and common areas. (e.g. B, M, A2, A3, S1, etc.) The proposed occupancy is categorized as
group B occupancy (Service/General Business), and the previous occupancy was group S-1
(Storage.) This constitutes a change of occupancy, and in order to perform a complete review,
accurate and scaled drawings are required.
Also, update the overall building tenant layout page which obviously does not represent the
current tenants in the adjacent spaces as previously requested. For example, Dominoes Pizza
needs to be shown on the layout page, along with other adjacent tenants.
d. Note if the building/tenant space is provided with a fire sprinkler system and/or fire alarm
system. Your response indicated that an alarm system has been installed.
e. Note the total square footage of tenant space and number of employees. Complete.
f. Occupant load calculations for the space. I will provide this calculation.
g. Provide the existing floor plan generally showing the previous use of all rooms (landlord or
building manager assistance may be required). Complete.
h. Include on the proposed floor plan:
i. Label the use of all areas, rooms and spaces. Please transfer this information onto the new
scaled drawings as requested above.

j. All building entrances, exits, corridors, hallways, doors (including size and swing), and
windows. Please transfer this information onto the new scaled drawings as requested above.
k. Wall locations (load bearing and non-load bearing). Distinguish between new walls, existing
walls to remain, and walls to be removed. Include wall construction and bracing details. The
photos you provided show the current wall locations do not match those shown on the floor
plan. On the new plans, please show an accurate layout of the space.
l. Locations of all fire rated construction and hourly rating, such as fire walls, fire barrier walls,
fire partitions, horizontal assemblies, fire doors, etc., including listed and tested fire rated
assembly details. Are you able to tell if the walls or ceiling are currently constructed as fire
resistive assemblies? This information is necessary in order to establish fire separation
requirements between adjacent occupancies. If you do not have this information I will
evaluate whether any requirements pertain to your project.
m. Fixed equipment, counters, shelving, racks, plumbing fixtures. Show these on the new plans.
n. Show location of the fire alarm panel, pull stations, fire extinguishers. Show these on the new
plans.
o. Specify how the space is heated and indicate if ventilation is currently being provided with
mechanical units, or with building openings (openable windows and doors). Show this
information on the new plans.
p. Accessibility: When a building permit or change of occupancy permit is issued, the existing
space/building shall be modified to be in compliance with accessibility codes, with certain
exceptions. Reference the International Existing Building Code, section 410.4.1. If you have
questions regarding accessibility as it relates to your project, please ask to speak with a plans
examiner.
2. Please complete and submit the Washington State Energy code compliance forms LTG–SUM and
LTG–INT-SPACE. You will find these forms attached to the email message. If you need assistance
completing the forms, please ask to speak with a plans examiner. This item has not been completed.
