Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed.Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. This building plan review cannot be completed until we receive the following item: General: This addition will require the installation of “whole house” ventilation in accordance with IRC M1507.3. Please provide a “whole house” ventilation system to the plans.The “whole house” ventilation is accepteable as per the 2015 IRC table M1507.3.3(1) as a “Continous”whole house mechanical ventilation system. Clarify if thethe Mechanical ventilation is continuous system or using Table 1507.3.3(2) in the 2015 IRC. Please make corrections. The Kitchen will require local exhaust in accordance with IRC M1507.4. Please indicate the location and CFM of the local exhaust on the plans.The kitchen hood exaust Note #2 on A-101 (B) states a minium of 400 CFM. The 2015 IRC section M1503.4 states that an exaust hood system capable of exhausting in excess of 400 CFM that a Make up air required system is required. Clarify/ indicate if a Make up air sytem will be installed and location the Make up air system. It appears that new stairs will be built as part of this project. Stair and handrail details in accordance with IRCR311.7 will need to be included on the plans. Please add the details to the plans. Stair section detail provided on sheet A 300 does not appear to meet section 311.7 in the 2015 IRC. Please make corrections to detail so that it meets the 2015 IRC requirements.
