2019-0080 407 Coffee House Plumbing.pdf Page 1 of 2 DATE: January 31, 2019 TO: Bob Braun Email: Smokenbeans@gmail.com FROM: Leif Bjorback, Building Official RE: Plan Check: BLD2019-0080 Project: The 407 Coffee Shop, Plumbing permit application Project Address: 407 Main St. During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses to each comment, and submit revised plans/documents to a permit coordinator in the Development Services Department. Plumbing comments: 1. The submitted drawing shows next to the mop sink a 3-basin sink and a hand wash sink that do not appear on the City’s previously approved plans, and therefore will be considered to be new fixtures. 2. Add notes or line drawings to show pipe sizing for new fixtures. 3. Show on the plans an RPBA backflow device at the ice maker supply line. 4. Be advised that the City of Edmonds Water Department will require premise isolation (backflow protection in the form of an RPBA) where the main water supply enters the building. Also noted: 5. The occupancy group of the coffee shop is recognized as a ‘B’ occupancy, which is a change of occupancy from the previous ‘M’ occupancy. A separate tenant improvement permit will be needed in addition to the current plumbing permit application. Along with a new application for this permit, please update the current plans to include the following: a. A scaled or fully dimensioned floor plan. (It would be helpful if the scale was enlarged.) b. Square footage of the entire tenant space and of the customer area. c. Label the use of each space (ie. food prep, employee work area, customer seating area, if any, etc.) d. Show proposed occupant load. (to be determined by square footage and usage of each space.) e. Show fixed equipment and counters. f. Indicate whether or not any changes are proposed to lighting. Energy code compliance forms are required for any changes to lighting, as well as the lighting being shown on the plans. 6. It appears that the rear portion of the tenant space is being proposed as a food preparation area for service to the public, especially with the presence of a microwave oven and the Turbo Chef countertop oven. Toilet rooms are not allowed to open directly into such spaces. (IBC 2902.3.6) The City is aware that the Snohomish Health District allowed a waiver to the previous tenant that allowed the public to utilize the restroom even though the pathway to it passed through the back room; however, City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 Page 2 of 2 the previous “back room” area was not designed or approved for warming or cooking or other food prep. Either remove the cooking appliances from the back room and designate the space as not being for food prep, or otherwise address the issue of the toilet room door. Please update the floor plan accordingly. 7. Mechanical related items noted on this review that appear to require separate mechanical permits, or may be added to this plumbing permit: g. Food preparation areas (kitchens) are required to have exhaust according to IMC 403.3. Exhaust fans are to be sized at 0.7 CFM per square of floor area. h. Item number 1 on the drawings shows an AC unit at the rear of the building. This appears to be a new installation and will require a permit from the City.
