Please provide the following information as found on the City of Edmonds Tenant Improvement handout, and submit revised plans/documents to a permit coordinator in the Development Services Department. 1. Based on the updated working drawings provided, the following comments must be addressed. a. Separate Toilet Facilities. The design occupant load of the space has been increased from approximately 10 for the chiropractic office to approximately 40 (by this plan reviewer’s calculation) for the proposed gaming use. Spaces with occupant loads greater than 15 are required to provide separate toilet facilities for men and women. This may be accomplished by providing two separate single- user non-gender restrooms. Both must meet code standards for accessibility. An alternative to providing a second restroom in the gaming tenant space would be to provide a letter of agreement from the building owner allowing the use of a separate toilet facility within the same building, available at all business hours as needed, and not accessed through an area controlled by another tenant. IBC 2902.1, 2902.2 and 2902.3 b. Drinking Fountain. Occupant loads over 30 shall provide at least one drinking fountain. Provide a dual height, accessible drinking fountain, unless it can be shown that there is a public drinking fountain within 500 feet on an accessible route. IBC 2902.5 c. Reverse the swing of the 3 foot door to the storage closet in order to provide a minimum of 18 inches of maneuvering clearance space on the latch side of the door. ICC A117.1 section 404.2.3 2. Previous item 2. Please complete and submit the Washington State Energy code compliance forms LTG–SUM and LTG–INT-SPACE. You will find these forms attached to the email message. If you need assistance completing the forms, please ask to speak with a plans examiner. The applicant response did not contain the requested LTG-INT-SPACE form. Please see attached form for you to complete. WSEC C505.1 It is suggested to use the following categories from WSEC Table C405.4.2(2) to determine the interior lighting power allowances: a. For the gaming area: “Conference/Meeting/multipurpose: 0.98 watts/sf” b. For the retail area: “Sales area: 1.27watts/sf” Please be aware that additional plan review comments may be generated after review the resubmitted material.
