Scope: New SFR, VB Construction, Plumbing and Mechanical included.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicatin2 where the 'clouded' or otherwise
hip-hlh!hted chan2es can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2 d Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General:
Due to the amount of retro fit anchors being installed in the original foundation, a third party
inspector will be required as part of the project. Please see the Special Inspection form that has been
included with the comments. This form will need to be filled out in its entirety prior to permit
issuance.
AO.2 Energy Credits
Option 4 from table R406.2 of the Washington State Energy code has been selected. Option 4
requires a maximum of 10 lineal feet of return, 5 feet of supply to be located outside the conditioned
space and all ducts outside the conditioned space must not have less than R-8 insulation. In order to
claim this credit the building permit drawings must specify the option, identify the equipment and
indicate all the ductwork on the plans. Please indicate the required items of option 4 or choose
another option from table R406.2
SLO
1. The proposed foundation plan appears to indicate a "CF2" footings in multiple locations,
CF2 does not appear to have been included in the footing schedule. Please clarify and
change on the plans.
2. The proposed roof framing plan appears to indicate a H3 header, it does not appear an H3
has been included in the provided schedules. Please clarify and change on the plans.
S2. 1:
The proposed foundation plan indicates a "CF2" footing in multiple locations, A CF2 does
not appear to have been included in the footing tables. Please clarify and change on the
plans.
4. The general notes refer you to sheet SK-6 for hold down size and location. Sheet SK-6 does
not appear to have been included with this submittal. Please clarify and change on the plans.
S2.2:
5. The main floor framing plan indicates a B joist is to be used within gridlines E-F/ I-2.J3
does not appear to have been included in the provided tables. Please clarify and change on
the plans.
S2.4:
6. Item 3 of the provided notes indicates "Install H2.5 hold downs as manufacturer
recommends see XS2.4. Detail X on S2.4 does not appear to have been included. Please
clarify and change on the plans.
