Scope: ALTERATION SFR, VB Construction, Plumbing and Mechanical included.
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the ‘clouded’ or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
A05:
1. The proposed door at the bottom of the stairs from the master bedroom to the main level
is not permitted per IRC R311.7.6. The landing at the bottom of the stairs shall be at
least the width perpendicular to the direction of the flight served. Please remove the door
from the bottom of the stairs, if a door is still desired, locating the door at the top of the
stairs to the master bedroom would be acceptable if designed in accordance with the
exception to Section R311.7.6. Please clarify and change on the plans.
2. It appears that portions of wall line 2 the proposed perforated shear wall exceed the
aspect ratios of table 4.3.4 of the SPDWS, 2015 edition for unblocked walls. Please
clarify.

3. It appears that the proposed openings of wall line 4 do not comply with section 4.3.5.3,
item 6 of the 2015 SPDWS. Please clarify.
Structural Calculations;
4. Upon review of the provided lateral calculations, it appears that wall line 1 requires hold
downs to prevent over turning. Please clarify.
