Project: Partial Change of Occupancy for Adult Day Care at Maplewood Presbyterian Church
Project Address: 407 Main St.
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses to each comment, and submit revised
plans/documents to a permit coordinator in the Development Services Department.
Sheet 3
1. In the Life Safety Notes, please make the following changes:
a. Number of exits provided: Change ‘2’ to ‘3’.
b. Door Swing direction: Delete the note “Direction of egress travel” in 2 places as this is not a
code requirement nor is it fully provided in the design.
2. In the Project Building Code Information section:
a. Change Construction type to Type ‘VA’ instead of Type ‘IV’. This is based on city records of
previous permitted projects.
b. In the Occupancy classification line, delete the term ‘Storage’, and insert the term ‘Adult Day
Care’. IBC 308.6
c. Add a note stating the required 1 hour occupancy separation between A and I occupancies
where the entire building is sprinklered, or 2 hours where the entire building is not
sprinklered. Please see plan review comments from the fire marshal regarding fire sprinkler
requirements in order to coordinate your response. IBC 508.4
3. In the Door Schedule, indicate the fire rating for ‘Door 1’, as per the rating requirements of IBC Table
716.5. For wall assemblies with a 1 hour rating, doors shall be minimum 1 hour. For walls with a 2
hour rating, doors shall be minimum 1 ½ hour. Indicate these doors are to be self latching.
4. In the Restroom details:
a. Add a vertical grab bar complying with ICC A117.1 section 604.5.1.
b. Show that the accessible water closet will be between 16 and 18 inches from the side wall to
the centerline of the water closet. ICC A117.1 section 604.5.2 (Please be aware that the
furring of the adjacent wall will impact this dimension.)
c. Show that the water closet clearance width of 60 inches is measured from the side wall to the
edge of the nearest fixture or obstruction (the lav and counter.) ICC A117.1 section 604.3.1
5. In the Dressing Room:
a. Show the layout of all built in furnishings.
b. An accessible bench is required, complying with ICC A117.1 section 903. Show dimensions
showing compliance. IBC 1109.12.1

c. Show an accessible turning space, either a circle or t-shape, complying with ICC A117.1
section 304.3. See also section 803.

6. In the event that the fire rating for the separation of occupancies is determined to be 2 hours, the
assembly listings on sheet 6 will need to be changed accordingly.
7. Note on the plans whether the new drywall on the ceiling will be in addition to, or replacing the
existing drywall.
