Project: Separation of Occupancies for Day Care at Maplewood Presbyterian Church
Project Address: 407 Main St.
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses to each comment, and submit revised
plans/documents to a permit coordinator in the Development Services Department.
The scope of the project has changed since the first plan review. Instead of establishing a change of
occupancy in the north classroom to Adult Day Care, the project is now proposed as establishing a 2 hour
occupancy separation between the A3 church and the existing E occupancy Day Care in the south classroom
as per the state fire marshal’s requirements.
Structural
1. The addition of (3) layers of drywall to the ceiling as per the floor/ceiling assembly proposed on sheet
4 will add approximately 8-9 pounds per square foot of dead load to the existing floor system. Section
403.3 of the International Existing Building Code requires that existing structural members
undergoing an increase in gravity load greater than 5% shall be strengthened or supplemented as
needed to carry the increased gravity load. Please provide sufficient documentation to verify the
existing floor members are adequate to support the design loads, or provide a design for structural
modifications to the existing system as needed.

2. On the Floor Plan, change the square foot area of the southeast Storage room. It appears the room is
approximately 9 feet by 13 feet for a total of 117 sf.
3. In the Life Safety Notes, change the occupant load factor from 20 to 35 persons per square foot for
Day Care as per IBC Table 1004.1.2.
4. Change the Occupant Load calculations to include the sum of occupants of the Day Care room,
Storage Rooms (this reviewers calculations result in 260sf/300=1), and the Restroom (1).
5. The (2) type 1 doors separating the daycare from the Mechanical Room and from the Common Space
are required to be 1½ hour rated per IBC Table 716.5 (and per the Project Description notes.) Please
update the Door Schedule to reflect this. Are these (2) doors intended to be type 2 doors?
6. It appears that Door 3 at the kitchen is a “fire shutter.” Please update the Door Schedule to reflect this,
as well as the showing the required rating of 1½ hours. Also, please provide manufacturer’s
specifications showing the fire shutter is listed and tested according to NFPA 252 or UL 10B. IBC

7. On the Floor Plan, the note referencing detail 1/4 for 2 hour walls indicates “(2) layers gyp. board
daycare side only.” This note is inconsistent with the assembly detail on sheet 4 and needs to be
corrected. The assembly must be constructed exactly per the proposed listing in order to achieve the 2
hour rating. If the opposite side of the wall is not available for the addition of drywall, a different
listed assembly may need to be used.
8. On the Floor Plan, the note referencing detail 2/4 for a 2 hour ceiling in the Daycare Room indicates
“(2) layers gyp. board daycare side only.” This note is inconsistent with the assembly detail on sheet 4
and needs to be corrected. The assembly must be constructed exactly per the proposed listing in order
to achieve the 2 hour rating.
9. On the Floor Plan, reference the note for detail 3/4 for adding drywall to the exterior walls. Exterior
walls are not required to be rated for the purposes of occupancy separation, and therefore no additional
treatment of this wall is necessary. Please delete this detail callout.
