Scope: Remodel/Addition, R-3, VB Construction.
Please be advised that the building plans for the above referenced project have been disapproved for the purposes of
obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable
building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other
divisions, such as Planning, Engineering, or Fire, may result in additional comments that require atten tion beyond the
scope of this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a written response in
itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the
revised plans, have been submitted to a Permit Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours
are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
Sheet 01-02 thru 01-04:
1. Please provide what has been remodeled in the kitchen/bath. The plans do not show existing and
proposed work.
2. Typical stud wall framing detail appears to not reflect the Engineers calculations. Clarify/correct on
set of plans.
3. The penetration detail for the chimney needs more clarification and detail. See Chapter 10 of the 2015
IRC and make corrections as to the type of chimney/fireplace to be installed. Please provide the
location/detail of the Chimney on the elevation sheet 01-04 to meet Chapter 10 of the 2015 IRC.
4. Detail for the foundation/ slab typ. It states that the R10 insulation 2’ W at perimeter is not required at
garage. Refer to Section R503/ Table R402.1.1 in the 2015 WSEC. Make corrections to ensure that the
2015 WSEC is meet. This same detail that is provided is not clearly stated on the plans as to where
this is be located for this project. Please correct and identify on the foundation plans.
5. Foundation wall (A). Please indicate where wall (A) is located on the foundation plan sheet 01-03.
6. Please clarify the abbreviation’s HD.WD found in bedroom(s), great room and hall way.
7. HDU2 hold downs are indicated as typical. The Engineer states that a different type of hold down is to
be used for the existing. Please clarify as to what hold down are to be used for both the existing and
new additions. Indicate this clearly on the plans.
8. The S.D and CO located near kitchen area. See Section R314.3 in the 2015 IRC as for the location.
Please make corrections.

9. It appears that the whole house Mech. Ventilation is based on table M1507.3.3 (1) and M1507.3.3 (2)
it is indicated to see 1-7. Please clarify/correct.
10. Please indicate the location of the specific sheer walls on the plans. Clarify/correct the Shear wall
schedule, it appears that the information provided in the Engineers calculation packet does not transfer
to the set of plans. Please ensure that the shear wall that is intended for this project ids located on the
plans. SW-6 is not mentioned in the Engineers packet.
11. They typical roof sheathing on 01-03 does not correspond with Engineers packet. Clarify/correct the
member sizes and installation detail.
12. Floor diaphragm does not reflect on the plan sheet 01-03. Correct/clarify on plans as indicated in
structural packet from Engineer of record.
13. In the Engineers packet it is calculated to add a URFP or FRFP at 4’ OC with a ½ “ Titan HD. Please
indicate the minimum depth of the 1/2:” Titan HD
14. Please indicate on the plans where the STHD 14 RJ is to be located.
Notes:
15. I recommend that the owner, designer and Engineer of record review the entire project and make
corrections to all and any information that will be used for the construction of this project and make
the appropriate changes to the plans/calculations.
16. Please have the Engineer of record stamp and sign as indicated on the calc ulation packet “The
calculation are only valid with an original wet sta mp and signed in ink”. Please have the stamp from
the Engineer to be legible as well.
Upon review of the resubmitted documents, additional comments may be generated .
