2019-0448 Abedalla COMMENTS LETTER 3.pdf DATE: December 26, 2019 TO: Niran Abedalla FROM: Donovan Akau, Plans Examiner RE: Plan Check: BLD2019-0448 Project Address: 7815 202nd Place SW Scope: Remodel/Addition, R-3, VB Construction. Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. General Notes: 1. It is still unclear as to the hold down and their placements for this project. It appears that sheet 01-02 and 01-03 do not reflect this. On sheet 01-03, the foundation plan does not indicate the hold down at the new addition located at the master bedroom found on sheet 01-02. Please clarify/indicate this on the plans. 2. It appears that there are no hold downs at either side of the garage door opening. Clarify/correct this on both the foundation plan and floor plan. 3. I do see that there are new grid lines now on t he plans. It is difficult to distinguish what details are being referenced to details that are on the plans. Please clearly indicate the detail bugs accordingly to the details that they pertain too. It also appears that there are cross sections but again is difficult to distinguish the details to the cross sections. Please check the number and alphabetizing of your details to the plan detail call outs and the cross sections. 4. Please note that in the engineer packet notes it state that all 4x or bigger members are to DF_L #1 or better. This is not noted on the plans and or notes. Clarify/correct this on the plans. 5. The details for your wood framing does not indicate the sizing of the 2x studs. I do see that there is R21 for the wall insulation. Please clarify that the 2x member size for the stud walls are indicated on the plans. 6. Please check the acronyms that are being used for the connections. It is unclear as to what brand and or the correct fastener is being referenced on the plans. I have looked at Simpson Ties and have found that fasteners that are being used for this project is no longer available of Simpson Ties are the brand that is being used. If these hold downs have been installed without a Special inspector a pull test may be requested by the City of Edmonds.
