Resubmittals must be made at the Development Services Department on the 2nd
Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from
8:30am-12pm on Wednesdays.

1. The proposed 2x8 HF #2 joist exceed the limits of stress and bending.
Please take into consideration the “wet service”, “incising”, plus the
required minimum loading of 10PSF of “dead load” and 60 PSF of “live
load when sizing your framing members.

3. The proposed center 4x10 HF #2 beam spanning approximately 13’,
exceed the limits of stress and bending. Please take into consideration
the “wet service”, “incising”, plus the required minimum loading of 10PSF
of “dead load” and 60 PSF of “live load when sizing your framing
members.
4. The proposed center beam and one of the outer beams appear to be
attached to the existing home. The connection and how the beam will be
supported do not appear to have been indicated. Please provide details
on how the point load of the beam will be supported on the plans.
5. The plans do not appear to have the required lateral tension ties
indicated on the plans. Section R507.2.4 of the 2015 International
Residential Code requires a minimum of 2- 1500# capacity ties or 4 evenly
space ties with a minimum of 750#’s each. Please provide the type and
location the tie on the plans.

6. The proposed pier post design indicates an 18”x18”x12” footing. These
footings must be a minimum of 18” below grade to comply with frost
requirements and have a minimum of 2- #4 rebar in each direction. Please
revise the footing details to include these details.
