Scope: Convert portion of garage into living space/extend bedroom. Remodel bathroom and bedroom. Add 50 square feet to deck.
Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the
Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed.Reviews by other divisions, such
as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter.Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted
changes can be found on the revised plans, have been submitted to a Permit Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.Floor
PlanPlans indicate a door leading from the existing garage into the extended bedroom. Section R302.5.1 in the2015 IRC states that“openings fromprivate garage directly into a room used
for sleeping purpose shall not be permitted”. Please make corrections to eliminate the door opening leading to the extended bedroom.2015 IRC Section R315 carbon monoxide alarms.Plans
do not indicate the locations and installation of carbon monoxide alarms. Please indicate installation/location on floor plan.Detail B indicates an R-38 insulation over new construction
in attic space. The WSEC requiresa ceiling R-value of 49 in table R402.1.1. Please make corrections.Detail A shows that the new 2x6 wall has an R-19 insulation value. The 2015 WSEC
table R402.1.1 requires a wood frame wall to have an R-value of 21. Please make corrections.Plans show that the new 3040 single hung windows are to replace the existing windows. The
2015 WSEC.Table R402.1.1 requires a Fenestration U-Factor to be a maximum 0.30. Please provide and indicate on the plans, the U-factor for the new 3040 windows being installed.Additional
Energy Efficiency Requirements found in the 2015 WSEC, section R406.2 is required. Please choose and clearly indicate on the plans what additional energy efficiency requirements you
intend to use to meet the minimum credits.West Elevation/Site PlanPlans indicate the extension of the existing deck by 8 feet. Please provide more detail as to the construction and
materials to be used.
