Project: Tenant buildout for DibDesk in new building

During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses to each comment, and submit revised
plans/documents to a permit coordinator in the Development Services Department. Note that new review
comments appear in italics.
Sheet G0.0
1. Occupant Load
a. The notes in the Building Summary use an occupant load factor of 100 resulting in a total
occupant load of 21; however the use of the space does not appear to be consistent with
traditional office layout and occupant loading. For example, the furniture layout shown on
sheet A.2C.1 suggests a higher occupant loading, when considering the number of “seats”
shown on this plan. (51 by this reviewer’s count.) In addition, the project description on the
permit application describes the use as “work and event space,” also suggesting a higher
occupant load. Please provide a more detailed description of the use(s) of the space, as well as
a more suitable occupant load number, calculated in accordance with IBC section 1004.1.
A revised occupant load of 50 has been approved by the building official and noted as such on
sheet G0.0. This item has been completed.

4. The Notes on this sheet reference design build electrical drawings, which the City requires to be
submitted and reviewed as part of the Tenant Improvement application. Please provide a Lighting
schedule and layout on the plans, complete with fixture wattages and lighting controls sufficient to
show compliance with WSEC C405.
Newly submitted sheet E200 has been received and reviewed by the City. There are inconsistencies in
the information provided on this sheet, specifically between the fixture quantities and wattages shown
on the energy form and that shown on the fixture schedule and on the Lighting Plan. Please
coordinate this information to match, and verify compliance with the energy code. Based on the
Allowed Watts calculated on the energy form, the Total Proposed Watts must not exceed 75% of the
Allowed Watts, in order to comply with section C406.3 of the WSEC. (75% of 1620=1215 max)
