Scope: Construct new deck at entry
Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the
Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed.Reviews by other divisions, such
as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter.Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted
changes can be found on the revised plans, have been submitted to a Permit Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General:
It appears that there is no detail on the plans asto the connection of the ledger to the primary structure. Per section R507 the connection shall be positively anchored to the primary
structure and designed for both vertical and lateral loads. Please provide a detail of the connection of the ledger to the primary structure for this project.
It appears that there is no detail on the plans as to the connection of the deck post to the existing concrete wall (deck footing) per section R507.8.1. Please provide a detail on the
plans of the connection of the deck post to the deck footing for this project.
It appears that the connection of the 2x8 beam to post, does not meet the code requirement of section R507.7.1 for this project. Please make corrections and provide a detail as to how
the connection of the deck post to deck beam is to be in compliance with the 2015 IRC, for this project.
It appears that the spans for the deck floor joist and beam are over spanned for this project. Please clarify/correct the spans or size of joist and beams used on this project.
Upon review of the resubmitted documents, additional comments may be generated.
