Project Address: 190 Sunset Ave
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses to each comment, and submit
revised plans/documents to a permit coordinator in the Development Services Department.
Text shown in italics are new notations.
1. A complete review by the Building Division cannot be performed until the following
documents are provided and changes made:
a. In addition to the partial floor plans already provided for the work area, provide a
floor plan including the layout of the entire restaurant. The layout does not need to
show extensive detail of the existing unchanged areas except for the square footages
and occupant loads of each space, and the overall egress system for the suite.
b. Label the use of each room or space.
c. On sheet a01, provide new occupant load calculations, showing a breakdown
including each room or space, with a proposed occupant load total for the entire
interior of the restaurant. It is advisable for you to reference the calculations for the
previous work completed under permit BLD2016-0222 as applicable.
d. Due to the alterations and the partial change of occupancy/use of this project, a
lighting design will be required for the complete restaurant, complete with fixture
wattages and lighting controls sufficient to show compliance with WSEC C405.
e. Provide energy forms for Lighting in support of the required lighting plan in item (d)
above.
In response to the most recent submittal documents received July 16, 2019, we have the following
comments.
Sheet a01
1. Revise the occupant load of the Wine Room using an occupant load factor of 5 for standing
space instead of 15 for tables and chairs, in order to reflect the use of the space suggested by

the room designation as Standing Wine Room on sheet a05. Revise the overall occupant load
calculations accordingly. IBC 1004
2. It appears that the seating configuration in the East Dining Room may have been modified to
remove bench seating along the southwest wall as shown on previously approved plans for
permit BLD2016-0222. If so, revise the occupant load using a factor of 15 for this room,
which results in an occupant load of 53. Revise the overall occupant load calculations
accordingly. IBC 1004
3. A swinging type door is required from the Wine Room, as this room does not meet any of the
exceptions for a side swinging door in IBC 1010.1.2. Show this on both sheets a01 and a05.
4. Show the egress door between the East Dining Room and the vestibule on both sheets a01 and
a05.
5. Both egress doors in the East Dining Room are required to swing outward in the direction of
egress travel. Show this on both sheets a01 and a05. IBC 1010.1.2.1
Sheet e02
6. The wattage (129 watts) for light fixture type L2-Chandelier as shown on the Lighting
Schedule and the Marimba cut sheet does not match that shown (59 watts) on the Ltg-Int-
Space energy form. Please revise the documentation as needed to coordinate the design. It
appears there are two nearly identical model numbers for this chandelier series.
