Project: Tenant Improvement for Robatasumi
Project Address: 22511 HWY 99 , Edmonds WA
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can be found
on the plans, and submit revised plans/documents to a permit coordinator in the Development Services
Department.
General:
1. Provide as part of a complete permit application submittal a copy of the required review
approval letter from the Environmental Health Division of the Snohomish Health District for
the proposed project per the City of Edmonds ‘Tenant Improvement Permit Submittal
Requirements’.
2. The valuation of $15,000 is noted on the permit application. In accordance with section 109.3 the
applicant shall provide an estimated permit value at the time of application. Permit valuation shall
include total value of work, including material and labor for the permit being issued. By the provided
scope of work on submitted permit application the valuation may be underestimated. Please provide a
detailed estimate of all items (labor and Materials) included in the scope work.
3. Please be aware that separate permits will be required for Plumbing, Mechanical, Fire Sprinkler, Fire
Alarm, and Type I hood suppression.
4. Lighting Schedule - Provide as part of a complete submittal a lighting fixture schedule with
wattage and control narrative (type(s) and locations of lighting controls meeting WSEC
C405.2) per WSEC C103.2.

5. As indicated in the “Building Data” table the building construction type is listed at VB. The City
building records list it as IIIA. Please update the table to reflect.

6. An occupant load of 49 is indicated on the “Building Data” table. According to the attached
calculations, occupant load is 72. Exceeding an occupant load of 49 will require two exits in
accordance with IBC 1006.2.1.
a. The required exits must be fully accessible in accordance with chapter 11 of the IBC and
ANSI117.1-2009.
b. The exits must be marked with emergency lighting in accordance with section 1008.3 of the
IBC. Please indicate the required emergency lighting on the plans.
c. The exits must be marked with a readily visible and durable sign posted on the egress side of
the door stating “THIS DOOR TO REMAIN UNLOCKED WHEN BUILDING IS
OCCUPIED”. Please indicate locations of required signage on the plans.
d. In accordance with IBC 1010.1.10, the exit doors are required to have panic hardware. Please
indicate the type and location of hardware on the plans.
7. With an occupant load in excess of 30, in accordance with Section 2902.2 and table 2902.1. Two
restrooms will be required to be provided. Please indicate two restrooms that are fully compliant with
the ANSI117.1-2009, drawings to include grab bar, lavatory sink, and mirror, heights and locations.
8. The Cashiers counter is indicated at 42” in height. A portion of the counter must comply with either
section 904.3.1 or 904.3.2 of the ANSI117.1-2009. Please indicate on the plans.
9. The plans indicate the installation of type I hood will be installed as part of the project. In accordance
with IMC507.2.6, the minimum clearance from combustibles is 18” unless you choose to install
noncombustible framing, ½” or thicker cementitious wallboard, and a non-absorbent and
noncombustible smooth surface between the hood and cementitious wallboard. If the hood is to be
installed closer than 18” to the wall please indicate how the wall will be constructed behind the hood.
Please be aware that once the above corrections are made, subsequent city review may identify
