Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the
Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed.Reviews by other divisions, such
as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter.Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted
changes can be found on the revised plans, have been submitted to a Permit Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
1st floor plan:
The floor plans provided for this project of an Adult Family Home, are not clear,there are portions of the plans that are not legible and there is no clear identification as to what
some of square/rectangles are. Please identify what the use is for these squares and rectangles. These are thesquares/rectangles that is indicated with an X in it, on the plans for
this project.
The bathroom appears to have something located around the water closet. Is there a shower or tub/shower located in this bathroom? Please provide clearer details as to the bathroom and
the location of its fixtures with in it.
There appears to be a fireplace located in the garage. Please clarify/correct the location of the fireplace on the floor plan.
Please clarify the note in the garage “elective room”. If this is to become a heated room, the design will need to meet the provisions of the building code and energy code. Please make
a necessary revisions to the plans.
It appears that there are two(2) sets of stairs that lead to the 1st floor. Please clarify/correct the stairs to reflect the existing stairs of the dwelling, in question is the direction/orientation
of these stairs. Do you mean to reflect that there is a flight of stairs that lead from a door of the existing dwelling down to the 1st floor and another flight of stairs that lead
to the second floor having a storage area below the second floor flight of stairs which is located and accessed on the 1st floor level?
2nd floor plan:
The floor plans appear to have an additional room that is being used as part of the AFH.Please properlyindicate the room to be used with the identification/information required for this
project of an AFH.
Please clearly indicate which bathroom will be used and that it meets the requirements of IRC R325.8 for this project.
General:
It appears that there are no Carbon Monoxide alarms as per section R325.5 of the 2015 IRC. Please indicate on the plans where the C/O alarms are to be installed for this project.
Per section R325.5 of the 2015 IRC, Smoke Detectors are to be interconnected. Please indicate on the plans that this is be done for this project.
Upon review of the resubmitted documents, additional comments may be generated.
