We have completed an initial review of the project mentioned above. For this project to move forward a few items will need to be addressed. Once a revised set of plans, including a written response to the list of the items contained in this letter are resubmitted, we can complete the review. Some items may require a review by other divisions, such as Planning, Engineering, or Fire and will be noted as such. Resubmittals can be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. To complete the review the following items will need to be addressed: General Notes 1. Washington State Energy Code is referenced on the general note page and page 3. However it is called out as 2016. The City of Edmonds uses the 2015 WSEC. Please revise the plans accordingly. Sheet 3 2. The information from the “Energy Code Compliance” worksheet should be transferred to an appropriate location on the plans. The Table R406.2 summary on the worksheet is hard to match which credits you are using. The selections in the Energy Credits Description section are different. Please make a clear selection then transfer those to the plans. Also note, Option 1a and 1d are selected on the “Energy Credit Descriptions” table. If you intend on using option 1d please read footnote “a”, it states you cannot use 1a, 1b, or 1c with this option. 3.Plans show a glass pane door exiting the master bedroom to the upper deck area. Please provide Safety Glass in this location. R308.4.1 Glazing in Doors. G City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 Page 2 of 2 4. Add Safety Glass to side light at front door. R308.4.1 Glazing in Doors. 5. Plans should show whole house fan designation. This should include CFM on all fans. Include designation whether the system is constant or intermittent. Section M1507. 6. Add smoke alarms in hall way outside Salix’s room and Guest room. Also add carbon monoxide alarm (CO) in hallway outside Salix’s room. Consider a combination smoke/co alarm as an option. Section R314 Smoke Alarms. 7. The area identified as “living deck” does not have a detail for the guard surrounding the deck. If it is your intention to use the detail on page 5, please provide a reference on sheet 5. 8. Identify the type of range exhaust system you will be using. Address any make up air requirement this may create. Section M1503 Range Hoods. 9. The plans state “W/H OR on Demand” be advised the gas volume requirements for each of these can be very different. On demand could require a much higher volume of gas. Verify the gas piping size is sufficient to accommodate any increase with an on demand system. Sheet 4 10.East side on sheet (right side of page) shows a call out for Section B/5. Section B/5 does not appear on any of the pages of these plans. Please add or identify B/5 on the plans. Sheet 5 11.Stair detail “C” should show all connections and brackets for the installation of the stairs. Detail should show how the handrail or guard is attached. Sheet 6 12. There is note for “R-38” in the ceiling. R-49 is required in this area. WSEC Table R402.1.1. Sheet 7 13. To allow proper identification and referencing please include a label on all details. The elevation in upper right of the page does not have a label. 14. Plans show a vented door. This location is into the laundry room area. It appears the door belongs on the equipment room to the left of this door. 15. Refer to rail detail for all rails around the deck. A note stating “Typ” is acceptable. 16. Please add a detail for the post at the front porch. Include all fasteners and any hold-downs as well as the materials used.
