During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. Sheet A1.0 1. 2012 WSEC is referenced fir the energy code compliance notes. Please make correction to the 2015 WSEC. 2. It appears that the R value is not indicated for the header. Table R402.1.1 in the 2015WSEC foot note M states headers to be insulated with a minimum of R-10 insulation. Indicate this on the plans where required. Sheet A2.0 3. Shear Wall Notes. Please make corrections/clarify as to the labeling of the locations and correct call outs on the plans. 4. Please indicate as how the walls are to be connected/anchored and constructed for the new office on the plans. 5. It appears as if the 4 x 6 DF NO. 1 full height post is missing. Please correct this on the plans. Sheet A3.0 6. Please make corrections to shear wall notes so that they indicate the call out on the plans. 7. PTW 2x8 is indicated as DF No. 2. Hem Fir 2 is commonly used for pressure treated lumber this is noted on sheet A6.0. Please clarify. Correct on the plans. Sheet A4.0 8. Roof framing notes “requirements” #4 indicates all HDR to be DF#1 UNO. Sheets A1.0 thru A3.0 does not indicate that. Please clarify this on the plans. Span Table Footing notes sheet A6.0 is in conflict with the detail for footing on sheet A2.0 stamped and signed by a design professional. Please correct this on the plans. Sheet ST1.0 12. Please indicate which fasteners are to be used for this project. Make corrections on the plans. 13. There appears to be no detail for fastener MSTC28 as indicated on S1.0. Make corrections and provide the details on sheet ST1.0. This connection is called out on A3.0 (upper level plan). Sheet S2.0 14. Please provide as how the post is to be connected to the HDR in detail 11. General: 15. Please have Design professional review the plans and ensure that there are no conflicting information as to connections, nailing patterns, species of lumber etc. to the sheets that are not stamped by the design professional. Where there is a conflict please have Design professional or Engineer of record correct or stamp the sheet of the plans. It appears that a lot of information has been provided for this project and me (Boiler Plate). Please ensure that what is on the plans are specific to this project.
