Scope: Remodel, SFR, VB construction.
Thank you for submitting your plans to the City of Edmonds for review. We have completed an
initial review of the project mentioned above. For this project to move forward a few items will
need to be addressed.
Once a revised set of plans, including a written response to the list of the items contained in this
letter are resubmitted, we can complete the review. Some items may require a review by other
divisions, such as Planning, Engineering, or Fire and will be noted as such.
Resubmittals can be made at the Development Services Department on the 2nd Floor of City
Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on
Wednesdays.
To complete the review the following items will need to be addressed:
Floor Plan
1. Line drawing should be in something other than RED. Preferred color is black or some
other dark contrasting color. The city will use red to identify areas to of concern.
2. Hand drawn existing wall should match the rest of the plans with measurements and
detail identification.
3. Open hand rail noted on plans. Please include a detail of this handrail. This should
include all connections and measurements including 4" maximum spacing of handrail
verticals. R311.7.5 Stair Treads and Risers
4. There are two new walls that will enclose the new bathroom. Include a detail call out to
match these walls sections to the installation details.
5. New bathroom needs mechanical venting. Please include CFM for fan on plans .
6. Show door detail for bedroom. Maintain 36" hallway opening. Show door swing
direction also. R311.6 Hallways
7. Show fire place detail and location.
8. Verify Smoke Alarm and CO Alarm locations in bedroom affected by bathroom addition.

Installation Details
Detail 1.
Show how existing wall studs are being modified to attach to the top of header. Include a
detail how this connection is made showing any hardware and connections used.
Detail 2
Please show the details how the 4x4 is to be modified. Also show how these are connected
and mounted to the existing floor joists.
Detail 3
1. Show all connection to posts and floor joists. Various notes state "connected with steel
brackets" include type and manufacturer of “steel bracket”.
2. The existing beam location does not match location on the calculations page. Please verify
location.
Detail 4
Detail for "sistering" of beam and (2) 2x8's. Please include connection detail material and
fasteners.
Calculations
1. Page 4 has calculations for 17' - 6" beam. It appears that there is a point load on this beam
that is not accounted for in the calculations. Show point load on beam in the calculations
and make any corrections to the plans as needed.
2. 04 Beam shows “Fails design check” at bottom of page. If the "sistering" of (2) 2x8's is the
correction please have engineer stamp on that port ion of the calculations. As with any fix
or modification, an engineer stamp for this correction, on that page, will be required.
3. Calculation detail #3 states “built up beam.” Please show details of built up beam size
material and connections.
