Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. A2.04 1. Per table 1507.3.3(1) and 1507.3.3(2). Please indicate that the whole house fan is to be used intermittent or continuous. This will affect the CFM rating of the fan. 2. Please make corrections to A3.04 and all other call outs for the floor insulation. It is indicated on the plans on separate pages of having a R18 insulation value. The selection of (1a) of the Energy credit states an R38 value for the floor. Please make corrections where needed to ensure that the R v alue is correct to the Energy credit chosen. S1.03 3. In the calculation packet provided by the design professional; page MB5 indicate a span of 12’, the plans indicate that the span is ~15’. It appears that the floor joists are over spanned for the bedroom on the upper level floor. Please clarify/correct. S1.04 4. Rafter spacing in calculations packet on page RB11 states a spacing of 12” OC. The plans indicate a spacing of 24” OC. Correct the spacing of the rafters as intended. 5. RB2 indicates a span of 8’ 7 7/8”. The structural plans scaled appears to be ~ 12’. Please make corrections as to the actual span of the roof members. 6. RB1 on the plans indicate a 6 x 12 DF1. Structural packet indicates a 3 ½” x 11 7/8” 24f-V4 Glulam. Clarify/correct the beam to be used. City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 Page 2 of 2 Notes: 7. After scaling several beam lengths and types on the structural plans it appears that the Calc pac and plans do not coincide with each other. Please have design professional review the plans and structural calculation packet to ensure that all structural members correspond from calc pack to plans. This is to include the length and spans to provide the proper member size to this project. 8. I have reviewed the 2015 IPC, WSFU table. A 1” water meter with a minimum a 1 1/4” water line will be sufficient. 9. Special Inspection form for Epoxy will need to be completed and returned back to the City of Edmonds prior to issuance of permit.
