Project Address: 519 Main Street, Edmonds WA
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can be found
on the plans, and submit revised plans/documents to a permit coordinator in the Development Services
Department.
General:
1. Provide as part of a complete permit application submittal a copy of the required review
approval letter from the Environmental Health Division of the Snohomish Health District for
the proposed project per the City of Edmonds ‘Tenant Improvement Permit Submittal
Requirements’.
2. Please be aware that separate permits will be required for Plumbing, Mechanical, Fire Sprinkler, Fire
Alarm, and Type I hood suppression.
A0.02:
3. The Occupancy Load Calculations table references “2012 SBC”. The occupancy loads will be
calculated with table 1004.1.2 of the 2015 IBC. Please change the reference and any applicable table
values to reflect the IBC table.
4. The stairs leading to the proposed basement do not appear to have the required handrails indicated on
the plans. Please provide handrail details in accordance with IBC 1014 on the plans.
A1.01:
5. The side view of toilet accessibility diagram has several dimensions that do not comply with section
604.5.1 of ANSI 117.1-2009. Please review and change the dimensions on the plans.

6. The sink height indicated in the accessibility diagram does not comply with section 606.3 of ANSI
117.1-2009
A2.01:
7. The proposed plans indicate the installation of two walk in coolers. As part of the submittal, please
provide the specifications for the proposed coolers.
8. The proposed plans indicate that part of the existing basement/storage is to be used for a kitchen/prep
area. This area will now be classified as an occupied space and will be required to meet the minimum
ceiling height of 7’6” for egress as noted in section 1003.2 of the 2015 IBC. Please indicate the ceiling
heights on the plans. If the existing ceiling heights are less than required, a determination by the
Building Official will be required.
9. The proposed plans indicate a door at the bottom the stairs into the kitchen prep area. A landing is
required at the bottom of the stairs. The location of the door does not provide the required landing. As
part of the revised plans, you can remove the door or extend the walls to provide a landing as deep in
direction of travel as the stair width. Please clarify and indicate on the plans.
Please be aware that once the above corrections are made, subsequent city review may identify
further corrections. Please let me know if I can be of any additional assistance.
