Scope: New SFR, R-3, VB Construction.
Please be advised that the building plans for the above referenced project have been disapproved for the purposes of
obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable
building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other
divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the
scope of this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a written response in
itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the
revised plans, have been submitted to a Permit Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours
are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
Sheet P1:
1. It appears that the Energy Calculations do not reflect the Energy credits that you have chosen for this
project. Please make corrections and ensure that the credits chosen is clearly stated/applied to the plans as
notated in Table 406.2 of the 2015 WSEC .
Sheet A2:
2. Located on the South wall of the new SFR there are three exterior doors. Provide the landings and their
dimensions to meet section R311.3 in the 2015 IRC.
3. The location of the gas furnace is located in an area subject to vehicle damage. Protection is required by
section M1307.3.1. Please provide this protection and indicate on the plans.
4. The gas furnace is indicated to have an energy credit of 3a from table 406.2 of the 2015WSEC. Please
provide the minimum AFUE on the plans as required for the energy credit chosen for this project.
Sheet A5:
5. There is symbol that I am not able to determi ne what it is indicating. I have noted this on the plans in red.
Please clarify and provide detail for this symbol. It appears that this is a typical hanger as noted in the Face
Mount Hangers note located on the left hand side of the sheet.
6. In the notes “Face Mount Hangers” it indicates specific hangers for the structural members being used for
this project. I am unable to locate these hangers on the Simpson Strong Tie web site. I do understand that
there are other companies out there that provide products so please provide/clarify the manufacture/details
for the hangers being used.

7. When scaled out it appears that the beam supports/connections are indicated as being just short of its
connections. Please clarify/correct this on the plans. I do recognize that some of these members are too
connected by hangers.
